It’s the battle for the Membership.

In 2026, the ultimate scarcity asset isn't the waterfront lot—it’s the Equity Golf Membership. Since 2020, "The Waitlist" has become a permanent fixture of our luxury market.

If you are watching the tournament and dreaming of fairway living, here is the reality of the "Velvet Rope" economy.

1. "Attached" vs. "Invitational"

Knowing this distinction saves you years of waiting.

Attached Membership: (e.g., Admirals Cove, Jonathan's Landing). Buying the home guarantees the membership. The asset comes with the access. If you want to play golf immediately, you buy here.
Invitational Membership: (e.g., The Bear’s Club, The Loxahatchee Club). Buying a home here does not automatically grant you a golf membership. You must be sponsored, vetted, and often waitlisted. I have seen buyers purchase $10M estates assuming they could play, only to find themselves stuck on a 3-year waiting list.

2. The Initiation Fee as an Asset

Initiation fees have doubled in the last five years. Smart buyers view this not as a "sunk cost," but as a trailing asset. In top-tier clubs, a percentage of your equity is refundable upon resale. You are essentially "parking" capital in a high-demand social asset that tracks with the market.

3. The "Summer Preview" Hack

How do you skip the line? You don't. But you can test-drive. Many clubs offer "Summer Preview" memberships (May–October) for prospective buyers. It’s the smartest way to audit the culture before committing the six-figure initiation fee.
